I. The House

A small coastal company.

What we do, and how we do it.

Sailfish Dunes is a coastal property company in Wellington, on the shore of Prince Edward County. We work with a handful of homes at a time — designing them, keeping them, and looking after the people who stay in them.

The name is a small joke about the place: sailfish do not live in this water, and dunes do not hold still. But the two ideas together say something true about coastal work — it is a long horizon and a shifting ground, and the job is to build something that holds anyway.

Our work sits in three parts. We design and renovate coastal homes for people who want to live near the water without losing the house to it. We manage a small collection of stays for guests who want quiet, not noise. And we look after the properties year-round, in every season the County can produce.

We are a small company by choice. We do not scale quickly, we do not manage properties we have not seen, and we do not take on more than we can keep well.

II. Homes

Four kinds of stay.

Design, renovation, guest stays, and long-term stewardship.
I · Design

Coastal Design

Interiors and renovations shaped by the light, the wind, and the sand that comes with living near the water. Materials chosen to age well rather than to photograph well.

III · Stewardship

Property Care

Year-round care for coastal homes whose owners are not always there — opening and closing for the season, storm checks, trades coordination, and the small repairs that prevent large ones.

IV · Advisory

Coastal Advisory

Practical advice for buyers and owners on what a coastal property actually requires — shoreline conditions, insurance, maintenance cycles, and the honest costs of living by the water.

III. Care

How we keep a house.

Four principles that shape every property we look after.
i.

Weather is the client

On the coast, the building is in conversation with the weather every day. We maintain for wind, salt, sand, and freeze-thaw first — everything else follows from getting that right.

ii.

Small repairs, early

A loose flashing in October is a small repair. The same flashing in March is a ceiling. We look for the small things on a schedule, rather than waiting for the large things to announce themselves.

iii.

Local trades, known by name

We work with a small circle of County trades we know personally. The electrician who arrives is the electrician we have worked with for years — not a dispatch from a call centre.

iv.

The house is not ours

Every decision is made as if the owner were standing next to us — because, in spirit, they are. We do not spend a client's money on things we would not spend our own on.

IV. Contact
